Sewer Line Repair and Replacement in Ashburn, VA

One slow drain is a clog in that fixture. Every drain in the house slow at the same time is a different problem, and it sits in the line that carries all of them out.

That distinction decides who you need and what it costs, so it is worth settling before anyone starts work.

Every drain in the house is slow at once

A single slow sink is local to that fixture. When the kitchen, the bathrooms and the laundry all drain slowly in the same week, the restriction is downstream of all of them, in the line leaving the house.

Trench dug across a lawn to reach a buried sewer line
A lateral under a lawn can often be reached with one trench, while one under paving changes the plan.

Signs it is the main line rather than one fixture

  • More than one fixture slow or backing up at the same time
  • A toilet that bubbles when the washing machine or tub drains
  • Water appearing at the lowest drain in the house, often a basement floor drain or laundry standpipe
  • A gurgle from a fixture nobody is using
  • Sewage smell outside near the cleanout or along the line's run

Any one of these on its own can be a vent problem. Two or three together point at the line itself.

If what you have is one fixture, a drain cleaning visit is the faster and lower-cost answer and this page is the wrong one. We will tell you that on the phone rather than send a camera out to confirm it.

Where your responsibility for the pipe ends

This is the question most worth answering before any money is spent, and most homeowners have never been told the answer.

Loudoun Water's own sewer guidance puts ownership and maintenance of the building sewer on the customer. That is the pipe running from the building out to the boundary of the public right of way, and in Loudoun Water's documents the words lateral and building sewer mean the same pipe.

Past that boundary it is theirs. Loudoun Water states it has sole control and jurisdiction to repair or replace the portion inside the public right of way, and that it repairs its portion at its own cost rather than billing the customer for it.

What the camera shows before anything is dug

A camera goes down the line from the cleanout and records what it passes. The useful output is not the video, it is the distance reading at the point where something is wrong.

What the camera findsWhat it meansWhat it usually leads to
Roots at a jointA joint has opened enough for roots to enter and they will returnCutting and jetting now, then lining or spot repair
A belly, or low section holding waterThe pipe has lost its fall, so solids settle there every timeExcavation and re-laying to grade; lining does not restore fall
A fracture or offset jointThe pipe has broken or shifted at a jointSpot repair where it is isolated, lining where the run is sound
Scale or grease narrowing the boreThe pipe is intact but the channel is reducedJetting rather than any repair at all

The distance figure is what keeps the next decision simple. It tells us whether the fault is under a lawn, under a driveway, or beyond your boundary entirely, and each of those is a different conversation.

A joint like this is where roots and offsets tend to show up first on camera.

Clearing a main line, and when clearing is not the answer

A main line is cleared with a large cable or with water. Cabling, which most people call snaking, cuts through what is in the way. Jetting scours the pipe wall back toward its actual diameter.

Clearing is the right first move when the pipe itself is sound and something is sitting in it. It buys nothing lasting when the reason things keep catching is that the pipe has lost its fall or opened at a joint.

When clearing is the wrong tool

  • The line backs up again within weeks of being cleared
  • The camera shows standing water in a section with no blockage past it
  • Roots return on a predictable seasonal cycle
  • The cable has already been run more than twice in a year

Repeated clearing on a failed line is the most expensive way to not fix something. Where the line needs scouring rather than cutting, high-pressure jetting is the tool that does it properly.

Ask what your line actually needs

Repairing a lateral without replacing all of it

A whole-lateral replacement is the headline number people arrive expecting. It is often not what the line needs.

Where a camera puts a single fracture or one offset joint at a known distance, the repair is an excavation at that point, a replaced section, and backfill. The rest of the run is left alone because there is nothing wrong with it.

Full replacement earns its cost when the problem is distributed rather than local: a line bellied across much of its length, a run with multiple failures, or clay or cast iron with joints failing in sequence. One fracture is not that.

Digging in Ashburn ground

The published soil description for this area puts worked-over alluvium on top, and red Triassic sedimentary rock underneath it, across the Culpeper Basin. In practice that means a dig can meet rock at a depth the surface gives no warning about, which is part of why excavation quotes carry more range than most plumbing work.

The soil is classed as moderately well drained, which matters less for the pipe than for the work: a trench open through a wet week behaves differently from the same trench in August.

The locate request, and the part of the line nobody marks

Virginia 811 takes the notice before any excavation. The requirement is at least three working days ahead, weekends and legal holidays excluded, and utilities mark the approximate horizontal position of their lines within 48 hours starting at 7am the next working day. When you hire a contractor, making that request is the contractor's responsibility, not yours.

Restaurants, offices and shared sewer lines

On a commercial or light industrial property the line is usually larger, carries more, and cannot be taken out of service during trading hours. The diagnosis is the same; the sequencing is not.

What changes on a commercial lateral

  • Shared lines in a multi-tenant building, where the fault may not be under your unit at all
  • Grease as the recurring cause rather than roots, which puts the fix on a maintenance interval instead of a one-off repair
  • Work scheduled around opening hours, usually overnight
  • Larger diameter pipe, which changes both the equipment and the access

Where the question is who pays in a shared building, the camera distance reading does the same job it does on a house. The ongoing maintenance relationship lives on commercial plumbing maintenance.

A commercial lateral is inspected the same way, over a longer run with more branches to trace.

Spot repair against full replacement

Sewer line repair is not on our published range table, and that is deliberate: the spread between a single excavated section and a full lateral replacement under a finished driveway is too wide for one figure to inform anything.

What actually moves the number

  • Depth, which here can mean meeting rock
  • Length of the run that has to be replaced rather than repaired
  • What is on top of it: lawn, pavers, a driveway, a mature tree
  • Whether the fault sits inside the public right of way, where it is Loudoun Water's to repair rather than yours
  • Whether the line can be lined instead of dug, which is a different service with its own range

You get a range for your line once it has been located, before any excavation is agreed. Where lining is viable, pipe lining carries a published range and is usually the lower of the two.

New PVC pipe laid in a trench across a yard
A full replacement lays new pipe along the old route, so trench length drives much of the number.
Gloved hand resting on PVC pipe at the bottom of a trench
Lining avoids a trench where the pipe allows it, which is why it usually sits at the lower end.

Sewer line questions from Ashburn homeowners

More than one drain is slow at the same time. Is that the main line?

Probably, yes. A clog inside one fixture affects that fixture. When several are slow together, the restriction is downstream of all of them, which means the line leaving the house.

The clearest confirmation is a toilet that bubbles or a tub that backs up when the washing machine drains. That is a large volume of water hitting a line that cannot take it, and it shows up at the lowest opening.

If it turns out to be one fixture after all, you want drain cleaning rather than this, and that is a much smaller job. We would rather tell you that on the phone.

What does a camera inspection actually show about a lateral?

Two things that matter: what is wrong, and how far along the pipe it is. The second one is the reason to do it before anything else.

Roots at a joint, a low section holding water, a fracture, an offset joint or simple scale all look different on camera and lead to different work. A belly cannot be cured by lining and a fracture usually can, so the finding decides the method.

The distance reading tells us whether the fault sits under your lawn, under your driveway, or past your property boundary altogether. That last case changes who is responsible for fixing it.

Does Ashburn's ground make a sewer dig harder?

Sometimes, and it is worth knowing before you read a quote. The ground here is reworked alluvium over residuum from red Triassic siltstone, sandstone and shale, in the Culpeper Basin.

What that means practically is that a trench can meet rock at a depth the surface gives no warning about. Excavation quotes carry more range than most plumbing work for exactly this reason, and an honest one says so rather than pretending depth is predictable.

The soil is moderately well drained, which affects the working conditions in a wet week more than it affects the pipe.

What decides whether a sewer repair is a spot fix or a full replacement?

Whether the problem is in one place or spread along the run. One fracture or one offset joint in otherwise sound pipe is a spot repair: excavate at the located point, replace that section, backfill.

Full replacement earns its cost when the line has lost its fall across much of its length, when there are several failures, or when the joints are failing in sequence along an older material.

There is no published figure for this work, because the gap between those two jobs is too large for a single range to mean anything. You get a number for your line after the camera has found the fault and measured to it.

Does work on a sewer lateral need county sign-off?

The part on your property is permitted work, and the contractor doing it should hold both a Virginia state trade license and a Loudoun County business license. The state side is searchable on the DPOR public register before you commit to anything.

The part inside the public right of way is not yours to arrange. Loudoun Water states it has sole control and jurisdiction over repairing or replacing that portion, and it does so at its own cost rather than charging the property owner.

Which is why the camera distance matters so much on this particular service. Finding out that the defect is past your boundary is the best possible outcome, and it only comes from locating it properly first.

Drains backing up across the house?

Tell us which fixtures are affected and whether anything comes back up when a washing machine drains. That pair of answers usually separates a branch problem from a main line problem before we arrive.
