Emergency Plumber in Broadlands, VA: Wet Ground, Drainage and Damp Basements
Water in a Broadlands basement or yard is often not a plumbing leak at all. The community was built on wetlands, and the ground remembers.
Telling the two apart before anyone opens a wall or digs a trench is most of the job.
Broadlands wetlands: engineered drainage but a high water table
Van Metre Homes developed Broadlands as a 1,500-acre master-planned community through the 1990s, on land that had been wetlands. It is now certified as a Community Wildlife Habitat by the National Wildlife Federation.

Drainage was engineered when the community was built, so most houses are dry. But the water table is still closer to the surface in places, and that shapes the calls we get here.
Signs it is groundwater, not a pipe
- Dampness that appears after rain and fades in dry weeks
- Water at the base of a basement wall rather than near a fixture
- A meter that stays still with every tap and appliance off
- Wet soil in low spots of the yard with no line running through them
If the meter moves with everything off, it is plumbing. If it does not, basement waterproofing is the better starting point.
Where Broadlands drainage actually goes
Most of Broadlands drains east through Beaverdam Run into Broad Run. The westernmost section drains instead toward Beaverdam Creek Reservoir.
For a homeowner this matters in one practical way. When a sewer or storm line backs up during heavy rain, the cause may be downstream of your lot rather than in your own pipe, and a camera inspection tells you which.
A lateral that backs up only in storms points to a different fix than one that backs up on a dry Tuesday. Diagnosing a sewer line covers how we find the difference.

Early Broadlands homes: checking supply pipe near the 1995 line
The Broadlands Association was incorporated in 1995, the same year the polybutylene era ended for new construction. That timing leaves the very first Broadlands homes right on the edge of the window.
Most of the community was built later and uses CPVC or PEX. But if your home is from the earliest phase, it is worth checking the supply pipe rather than assuming.
| Phase | Likely supply pipe | Worth checking? |
|---|---|---|
| Earliest homes, mid-1990s | Possibly polybutylene, more likely CPVC | Yes, a quick look settles it |
| Late 1990s onward | CPVC or PEX | Only if you see problems |
| Waxpool, to the west | Older and varied | Yes, see below |
Gray plastic stamped PB is the material to look for. If you find it, the options are set out on our repiping page.
Waxpool is older than the rest of Broadlands
The Broadlands census area takes in the older community of Waxpool to its west. Those homes were not part of the Van Metre plan and do not share its build dates.
So a Broadlands address does not always mean a 1990s house. If you are on the Waxpool side, the plumbing can be considerably older, and the things to check are different: galvanized supply, older drain lines and original shutoff valves.
Tell us which side you are on when you call. It changes what we expect to find.
A resident-run association since 2009
The Broadlands Association has a nine-member board elected by residents, who took control of it from the developer in 2009. About 85 percent of homes are owner-occupied, across 4,298 housing units at the 2020 census.
Inside your lot, plumbing work is your decision. Anything that needs to cross common ground, trails or shared landscaping is worth raising with the Association before the permanent repair.
Permits are a county matter here, handled the same way as for any Ashburn address, with Loudoun Water as the supplier.

Broadlands plumbing questions
Why does my Broadlands basement get damp after rain?
Most often because of groundwater rather than plumbing. Broadlands was built on wetlands, and in places the water table is still close to the surface.
The test is the water meter. Turn off every tap and appliance and watch it. If it stays still, your supply line is not leaking, and the water is coming from outside.
Dampness that follows rain and fades in dry weeks points the same way. That is a drainage or waterproofing problem, not a pipe repair.
Is polybutylene a risk in Broadlands?
Only in the earliest homes. Polybutylene was phased out of new construction in mid-1995, and the Broadlands Association dates from that same year.
That puts the first phase right at the boundary. Most of Broadlands was built later and uses CPVC or PEX.
If your home is from the earliest phase, look at the supply pipe beside the water heater. Gray plastic stamped PB is the one to ask about.
I live on the Waxpool side. Is my plumbing different?
It may well be. The Broadlands census area includes the older community of Waxpool to the west, which was not part of the 1990s master plan.
Homes there can be considerably older, so the things worth checking are different: galvanized supply pipe, older drain lines and original shutoff valves.
Tell us which side of Broadlands you are on when you call, because it changes what we expect to find.
My sewer line backs up only in heavy storms. Is that my pipe?
Not necessarily. Most of Broadlands drains east through Beaverdam Run into Broad Run, and a backup that happens only in storms can start downstream of your lot.
A line that backs up on a dry day points to a blockage or damage in your own lateral. One that only backs up in storms needs a camera inspection to tell the two apart.
Finding out which it is before any digging is what keeps you from paying for a repair that does not fix the problem.
Does the Broadlands Association need to approve plumbing work?
Not for work inside your home or lot. The Association, run since 2009 by a nine-member board elected by residents, looks after common ground.
It becomes relevant only if a repair needs to cross or dig into shared land, trails or landscaping. Raise it before the permanent repair in that case.
In an emergency, shut off the water and stop the damage first. Permissions come with the repair that follows.
Damp where it should be dry in Broadlands?
Call and describe where the water is, when it appears, and whether it follows rain. Those three answers usually tell us whether it is plumbing before we arrive.
